We are currently recruiting for a Residential Manager, Lettings Property Manager and a Multi-skilled Property Maintenance Engineer.


Residential Manager

OpenArch is looking for a talented and motivated Residential Manager to join our busy Residential department on a full-time basis.

This is a fantastic opportunity to take a senior leadership role within a thriving part of our business, working closely with the Executive Director to drive performance, exceed targets, and shape the future of our residential services.

What does the role involve?

As a Residential Manager, you will:

  • Lead, manage, and inspire a team of Property Managers, empowering them to manage their own portfolios.
  • You will manage a small portfolio of company lets, ensuring renewals and rent reviews are actioned on time.
  • Conduct regular 1:1 appraisals with your team.
  • Oversee the successful letting and management of a diverse residential and student property portfolio.
  • Ensure your team delivers excellent service, maintaining our high standards and fostering positive tenant relationships.
  • Contribute to the growth and development of your team, helping them achieve their potential.

What are we looking for?

  • Proven management experience, ideally within the property sector.
  • Experience in Property Management and/or Property Negotiation is highly desirable.
  • A confident, proactive, and independent approach with strong leadership skills.
  • Excellent numeracy, literacy, and organisational skills.
  • A passion for people, property, and delivering outstanding results.

Lettings Property Manager

OpenArch are seeking a motivated and proactive Lettings Property Manager to join our dynamic residential team. In this role, you will be at the heart of delivering exceptional property management services, ensuring our portfolio is well-maintained, profitable, and a place tenants are proud to call home.

This is a fantastic opportunity for someone who thrives on responsibility, enjoys variety in their work, and is passionate about creating positive living experiences for tenants.

Key Responsibilities:-

  • Manage a diverse portfolio of residential properties, ensuring high standards of maintenance, occupancy, and rental income.
  • Provide exceptional service to prospective and current tenants, handling enquiries, viewings, applications, and lettings negotiations with professionalism and care.
  • Advertise properties across multiple platforms with compelling, accurate listings that showcase each property’s best features.
  • Prepare tenancy paperwork including agreements, inventories, and compliance documentation, ensuring all legal requirements are met.
  • Organise and conduct check-ins, check-outs, routine inspections, and safety checks, maintaining detailed and accurate records at all times.
  • Coordinate timely resolution of maintenance issues, liaising with our in-house maintenance team.
  • Proactively manage rent reviews, minimise void periods, and contribute to maximising rental income.
  • Maintain up-to-date records on all systems in line with Data Protection principles.
  • Collaborate closely with colleagues across departments to ensure smooth, efficient operations and uphold company values.
  • Respond to tenant queries and concerns in line with our customer charter, always aiming for a positive outcome.

Multi-skilled Property Maintenance Engineer

OpenArch are seeking to recruit a full-time Multi-Skilled Property Maintenance Engineer, capable in a few trades to join our busy Maintenance department, working alongside experienced professionals who are passionate about what they do.  In brief, you will carry out all aspects of property maintenance, internally and externally together with conducting essential fire equipment checks. 

If you're ready to take the next step in your career, have several years experience under your belt, and are excited about the prospect of a challenging yet rewarding role, this Multi-Skilled Property Maintenance Engineer role could be the perfect fit. Main aspects (not exhaustive) of the role are:

  • To carry out all repairs to the fabric of the building, internally, externally and within the grounds of the properties
  • To arrange delivery/collection of materials from suppliers, in the most cost-effective manner
  • Handling, planning, and preparing work in an efficient manner.
  • Travel between locations in the most cost effective and timely manner
  • Ensure that all tools, equipment, and machinery are correctly maintained and serviced, and that they are kept in good and safe working order.
  • Keeping the company van clean and tidy, making sure all equipment and materials are stowed safely, and ensure a good van stock level of regularly used items.
  • To carry out weekly visual checks or tests to fire safety equipment.
  • Communicate with Tenants to ensure they are kept fully informed of the work being carried out in or around their homes.
  • Be available to work overtime, at busy times.
  • Assist with deliveries to The Grange Store and with deliveries to any Commercial, Residential or Student properties, owned or managed by OpenArch Properties Limited
  • Maintain the company van, making sure that it is legally and mechanically sound.
  • Attend Health and Safety and other courses, to maintain a high level of training to enable work to be carried out safely, efficiently, and effectively.
  • To keep accurate weekly timesheets, monthly property logs, monthly vehicle check sheets, monthly vehicle mileage sheets and job tickets.
  • Ensure completed paperwork is returned to The Maintenance Office in a timely fashion.
  • To attend Department and Company meetings

To succeed in this role, you will preferably hold a City & Guilds or NVQ in one or more of the following: Plumbing, Heating, Electrical or Carpentry, and have gained several years’ experience in a similar sector.  You will be enthusiastic, conscientious, and professional, as well as being able to work independently and as part of a team.  You will have the ability to organise and prioritise your own workload.  A full UK driving licence is a requirement of the role and a DBS check will be carried out at the start of employment.
