OpenArch are recruiting for an experienced Property Manager to join our successful Residential department.
In brief, you will be responsible for the successful letting and management of a residential portfolio across East Anglia by offering excellent levels of service and communication to current and perspective tenants. You will manage enquiries and will also be responsible for viewings and negotiating lets along with the day-to-day management of your portfolio. You will work with colleagues to ensure a proactive and efficient working environment.
To succeed in this role, the ideal candidate will have previous Property Management, Inventory Clerk or Negotiator experience. You will be an enthusiastic, conscientious, and professional team player. This is a varied role giving the right candidate an opportunity to take full responsibility for the success of their portfolio.
Other aspects (not exhaustive) of the role will be to:
- Marketing properties to their best potential.
- Carryout viewings, inventories, check-ins, and checkouts within the residential portfolio.
- Create tenancy paperwork inc. tenancy agreements and put together the start of tenancy pack, to include all required legislative paperwork to issue to tenants for the commencement of the tenancy.
- Register and protect deposit monies in line with scheme requirements and company procedure.
- Organising & conducting management visits and flagging up repairs with our inhouse maintenance team.
- Dealing promptly with communications from Tenants.
- Review and implement rent increases as per procedure.
- Keep void periods to a minimum and maximise occupancy.
- Carrying out and process of end of Tenancy procedures.
